The Role of Housing in Recession Cycles

Housing plays a substantial role in the U.S. economy. One method of measuring the impact of housing in the economy is to calculate the total amount of capital exchanged in home construction, remodeling, and fees associated with the buying and selling process. Together, this sum is known as the residential fixed investment (RFI). The RFI has averaged 4.8% of the U.S. gross domestic product (GDP) since recordkeeping began in 1947. If you add household-related investments, furnishings and rents to the RFI, the contribution of housing to GDP has averaged about 21% since 1947.

Housing is considered a leading indicator of economic cycles. The housing market will slow in advance of a recession, indicating an economic contraction. Conversely, the housing market tends to expand before the end of a recession. RFI often turns positive one-to-two quarters prior to the end of a recession. In six out of the last nine recessions since 1947, RFI turned positive during or before the final quarter of the contraction.

New home sales rose 6.2 percent in October compared to September, according to a report released jointly by the U.S. Census Bureau and the Department of Housing and Urban Development. The increase was 5.1 percent above the October 2008 level.

New Mortgage Rules Proposed for N.C.
The North Carolina Commissioner of Banks (NCCOB) announced today a set of proposed mortgage rules that would protect consumers and reduce foreclosures. A few changes were last made in 2007, but the commissioner of banks now proposes six new rules. "This is the most significant rule making we've done in the mortgage area," said Mark Pearce, NCCOB chief deputy commissioner, in a phone interview Tuesday. The new rules follow in the aftermath of the housing market and mortgage lending crisis.

Wilmington NC $8,000 Home Buyers Tax Credit Extended Through April 30, 2010 - REAL ESTATE AND BEACH FRONT PROPERTY


Earlier today, President Obama signed the Unemployment Insurance Bill, which contains the Homebuyer Tax Credit extension and expansion.

The bill extends the present $8,000 tax credit for first-time home buyers through April 30, 2010. Current homeowners are now eligible for a $6,500 tax credit through April 30, provided they have lived in the home they are selling, or have sold, as principal residence for five consecutive years in the past eight years. If potential home buyers have a binding contract on or before that date, they will have until July 1 to close the transaction.

Income limits for eligible home buyers are expanded to $125,000 for single buyers and $225,000 for couples. The purchase price of the home cannot exceed $800,000. To help guard against fraud, buyers are required to attach documentation of purchase to their tax return.

Wilmington NC Real Estate $8,000 Tax Credit EXTENDED For New Home Buyers Buying A New Home


WASHINGTON — Senators agreed Wednesday to extend a popular tax credit for first-time homebuyers and to offer a reduced credit to some repeat buyers.

The tax credit provides up to $8,000 to first-time homebuyers but is set to expire at the end of November. The Commerce Department said Wednesday that new home sales fell 3.6 percent in September, and some industry representatives blamed uncertainty about the tax credit.

Senators agreed to extend the existing tax credit for first-time homebuyers while offering a reduced credit of up to $6,500 to repeat buyers who have owned their current homes for at least five years, said Regan Lachapelle, a spokeswoman for Senate Majority Leader Harry Reid, D-Nev.

The tax credits would be available to homebuyers who sign sales agreements by the end of April. They would have until the end of June to close on their new homes, according to a summary of the legislation being circulated among lawmakers.

Among other things, it allows the clerk of court to delay a foreclosure proceeding where the clerk finds that there is good cause to believe that additional time or additional measures have a reasonable likelihood of resolving the delinquency without foreclosure. First-Time Homebuyer Credit For Homes In Wilmingtoin NC

The First-Time Homebuyer Credit, originally passed in 2008 and modified in 2009, provides up to $8,000 for first-time homebuyers. The purchaser, however, must qualify as a first-time homebuyer, which for purposes of this credit means someone who has not owned a primary residence in the past three years. If the taxpayer is married, this requirement also applies to the taxpayer’s spouse. The home purchase must close before Dec. 1, 2009, to qualify, and the credit may not be claimed on the purchaser’s tax return until after the taxpayer closes and has purchased the home.
Different rules apply for homes bought in 2008.

Community Networking

What is community Networking?


The more you buy the more you save.
It’s a term I came up with as I ran in my community. I saw carpet installers, Heat and Air Contractors, Lawn Service, trash pick up just to name a few, all working diligently to complete the days work. What great negotiating power we have as a community, to reduce the cost of services. Instead of ordering carpet for one home, how much of a discount could we get for 4 homes? How far do you want to take this? New heat pumps, fencing, attorney fees for closings. Termite contracts. How much of a discount could we get if we were united? You get the point. Lets face it, our homes are getting to the age where they may need new heat pumps, carpet…I'm up for saving money any day.

Wilmington NC Real Estate - TAX CREDITS To Home Buyers

This year, many first time home buyers will enter the real estate market to buy a home. One of the main reasons for this is the phenomenal $8,000 tax credit available to first time home buyers. If a home buyer completes the purchase of a property between January 1, 2009 and December 1, 2009, he or she is eligible for this credit.

The U.S. government's definition of first time home buyer has an expanded meaning, too. According to the National Association of Realtors, "A person is considered a first-time buyer if he/she has not had any ownership interest in a home in three years previous to the day of the 2009 purchase."

The $8,000 tax credit is applied to the Adjusted Gross Income (AGI) on a tax return. Single taxpayers must make under $75,000 and married filing jointly taxpayers must make under $150,000 to qualify for the tax credit. The first time home buyer tax credit is applied directly to tax liability, and if liability is less than a credit, a refund check is issued. The home purchased must be worth $80,000 to qualify for the full credit. If the property purchased is less than $80,000 the taxpayer will receive a 10% credit on purchase price.

A study of my own real estate market in 2008 which includes Richmond, Williamsburg, James City County, York County, Newport News, Hampton and Yorktown revealed that prices have fallen from 15-17% depending upon the location. This decline in pricing makes buying a home even more affordable for the first time homebuyer. Some homebuyers who purchase property this year could end up with equity in the home right away, depending upon how deeply the seller has discounted the property.

A popular way for homebuyers to try to save money is to locate foreclosed properties. I recommend that first time homebuyers avoid the purchase of foreclosed properties. Many of these properties need to be fixed or updated. The only exceptions to this would be if a homebuyer is in the building trades or has excellent resources in hand in which case he or she might want to consider foreclosures.

Short sales are also becoming more numerous. A first time home buyer could potentially save a great deal of money by purchasing a short sale property. However, they must be patient. This means a first time home buyer may have to wait from six to nine months for the banks' decision about the short sale. After waiting so long, some short sales will not even come through, and the buyer has to start all over again. Many people looking for their first homes do not have the time or the patience for short sales, either.

There are two great government lending programs in place now and both require good FICO scores. The first is the 3.5 % down Federal Housing Authority (FHA) loan. Greg Caldwell, a Mortgage Banker with Old Virginia Mortgage, Inc. said, "The first time home buyer may qualify for this loan with a credit score of 620 or more. The second is 100% financing -- still available on VA Loans." With many of our service men and women returning from Iraq this year, VA Loans could once again provide a great financing option for those who served our country.

First time home buyers need to avoid a common pitfall in the home buying process. As they drive through a desirable neighborhood, often buyers will see a property they are interested in and telephone the listing agent to ask questions about it. Then the potential buyer will ask the listing agent to represent them. This is considered dual agency, which means the listing agent becomes the buyer's agent on that particular property, too.

It's not a sound idea to have the listing agent represent you on the purchase of your first home. More objectivity is lent to the buying process if the first time home buyer locates a buyer's agent on their own, and initiates the search (or telephone inquiry about the property) through their agent. A buyer's agent will have the purchaser's best interests at heart.

With all of the recent changes in tax laws, property pricing, and government assisted lending programs, the first time home buyer should be enticed to purchase a home this year.

Selling Your Home In Wilmington NC - Tips and Helpful Ideas

The trick to selling an older house is increasing its curb appeal. First what is curb appeal? And how do you increase it? Curb appeal is the first impression you get when you look at a house from the roadside. It is either a "wow" or something else less. Of course, we are striving for a "wow"!

Start by checking the roof. If you notice any mold or discolorations, you should contact a specialist in roof washing. Mold on a house will automatically turn off a buyer.

Next, apply a fresh coat of a good quality outside paint, in an eye pleasing color, to the whole house. Accent the window frames with a complimentary shade of paint. Scrub the window panes until they sparkle. Now stand back and admire your evolving house.

Trim the existing shrubbery around the house, discarding all dead ends. Be sure to plant new shrubbery wherever it is needed. Remove any unsightly weeds. Now here is where you can dress up your house with flowers. Choose flowers that will enhance the color of your newly painted house. Planting small groups of similarly colored flowers together will enhance their "wow" factor. Three or four different colored flowers, when planted in individual groups, will do wonders for your yard.

Last, but not least, the lawn must be well trimmed. Reseed bare spots, if there are any. Don't forget to trim close to porches, flower beds, driveway edges or any other spot the lawnmower can't reach. Now, stand on the curb and experience the "wow" factor. Your house is now ready to be listed on the least expensive, most reliable house selling service, the Flat Fee MLS database.
